I am a current resident seeking to inform those interested in living here of what it is actually like to live at Watermill Park, owned by TLC Property Management. Now not everything is bad. The apartments are very nice on the inside. That's about all I can positively say though.
Now for the bad. In the past 4 months I've lived here, I've had my car vandalized or damaged at least 3 times, which sucks when it's a brand new car. Kind of stands out when someone sticks a screwdriver through your gas door and scratches all the paint up or when people run into your car while they're parking theirs. Now this isn't exactly TLC's fault, however their claim that the property is patrolled by security is questionable considering I've never seen any security personnel patrolling. This leads me to believe that the people committing these acts don't ever see security and therefor have no reason to think they'll ever be caught. Sitting right now however, is a vehicle up on blocks that has quite obviously been stolen, stripped and dumped in our lovely parking lot. Security/property management did happen to notice that and stuck a nice "your vehicle is illegally parked and will be towed" sticker on it, though when I called the Springfield Police, they had no record of any notification from the apartment complex or security of such a vehicle. Nice.
Now, let's talk about maintenance. On my first day in the apartment, the air conditioner would not work and it was 85 degrees inside. Maintenance came out promptly and fixed the issue, which was nice. One month later, the air conditioner stopped blowing cold air and maintenance again came out promptly and added refrigerant to the system. Suddenly, we then had a problem with the AC lines literally shaking inside the wall every time the unit turned on. I'm not talking a little shaking either. This was like someone taking a hammer and hitting on the wall several times. Maintenance came out every day for a few days and couldn't figure out the problem. At the last attempt, I was told that some parts were on order and as soon as they came in it would be fixed. An entire month went by with no relief from the crazy rattling, until one day the glass globe from a light fixture literally fell out of the ceiling and shattered right next to my dog's kennel when the AC kicked on. Thank goodness my dog was not in it, as glass shards flew everywhere. Over time, the vibration had basically loosened the nut that holds the globe up. I was a little upset by this point, and calling the corporate office resulted in the head maintenance person for TLC coming over, who determined the problem to be a bad AC compressor. I will say that the gentleman who installed the new one was very apologetic, and that was nice.
My final issue...so far, is the seeming lack of management around the property. I've dealt with children constantly running around unattended. They scream, run and jump up and down on the steps outside and beat on the metal railings with sticks and baseball bats on a daily basis. They're not bad kids, but the parents are never anywhere to be found. We also have a problem with people dumping at our dumpsters. It's unfortunate that people do this, but the management here does not seem to be interested with keeping the place free of trash and deterring the dumping. Feel free to make your own assumptions though...this is just my experience at Watermill Park.
